The MACK Group, LLC Completes Removal of Cork and Rubberized Flooring

The MACK Group, LLC, a premier concrete surface preparation, floor covering removal and asbestos contractor, recently completed the removal of a cork and rubberized gym floor for a private commercial client.

The MACK Group, LLC (MACK) was contracted to remove over 5,000 square feet of a cork and rubberized gym floor. The client wanted to have the gym floor removed so that a new gym floor could be installed.

The project had several requirements that MACK had to address. The work needed to be completed with minimal dust generation. While removing the floor covering the subsurface floor could not be damaged. In addition, the work had to be completed within a tight budget and time schedule.

In order to meet the project demands, MACK utilized one of their special floor covering removal machines from their fleet of concrete resurfacing floor covering removal and grinding machines. These machines are equipped with HEPA filtration units which produced virtually no dust during operations. The machines are also very efficient in removing floor covering materials including ceramic tile, epoxy coatings and gym floors.

Skilled technicians utilized the floor covering removal machine to remove the gym floor. The floor scraping machine allowed MACK to easily resurface the floor tile in a dust free environment without damaging the existing subfloor.

The project was completed on schedule and without incident or injury.

Large Mold Remediation and Removal Project Completed By The Mack Group, LLC

The MACK Group, LLC recently completed a large mold and moisture remediation project for a Fortune 500 industrial client. The work was performed in response to moisture infiltration of building components which subsequently produced mold.

The MACK Group, LLC (MACK) was selected to perform the project based on their expert level of mold remediation and removal contractor services, their professional reputation, their attention to safety and schedule as well as their economical approach to mold removal services.

All mold removal work was performed in compliance with all applicable USEPA guidelines as described in the document “Mold Remediation in Schools and Commercial Buildings” and all ancillary OSHA standards pertaining to general contractor work practices. In order to provide minimal disturbance to the client’s on-going operations, work was performed during off hours and weekends.

The mold impact and mold growth was located along the perimeter walls and window wells of the building. These walls and wells were comprised of plaster on wire lathe. It is believed that mold growth resulted from leaks and or condensation from plumbing supplying the wall mounted HVAC systems in the window wells.

The remediation scope of work consisted of: Protection of all floor surfaces used for outside access utilizing 6 mil plastic sheeting and Masonite; Pre-cleaning of the work areas with HEPA vacuums to remove all pre-existing debris from floors, HVAC system covers and other horizontal surfaces; Isolation of the perimeter walls and window wells and venting of the work areas with HEPA filtered air filtration devices; installation of airtight polyethylene critical barriers over HVAC system covers within the window wells; Removal of visible mold growth by light sanding, scraping or use of nylon brushes; Application of a anti-microbial paint to the remediated surfaces; Post-remediation HEPA vacuum cleaning; Successfully passing final inspection and final air clearances.

Waste materials were bagged immediately, sealed and removed after each shift. These bagged materials were placed into covered carts which had to be transported carefully through the building to the waste dumpster. All wastes were properly disposed offsite.

The project was a complete success as it was accomplished on schedule, without injury or incident and within the client’s budget.

The MACK Group, LLC Completed Asbestos Tile and Mastic Abatement Project

The MACK Group, LLC, a premier asbestos abatement and flooring removal contractor, recently completed an asbestos abatement project that consisted of the removal of asbestos floor tile and mastic. The Mack Group, LLC (MACK) was selected to perform the work based upon their impeccable safety record, expertise and economical pricing. The project was completed for a private commercial client in Northern New Jersey.

Prior to asbestos abatement activities, a 10 day notification was submitted which is a written notification of intention to perform asbestos abatement in accordance with 40 CFR 61.145 to 61.155 and N.J.A.C. 7:26-2.12(d) and (e). All utilities were also disconnected. The project conformed to all OSHA and EPA regulations pertaining to ACM and only NJ licensed asbestos abatement workers performed the asbestos removal work.

The MACK Group, LLC (MACK) was contracted to remove and abate asbestos containing floor tile and mastic that was adhered to a concrete floor. There were multiple layers of tile which made removal more complicated. The estimated quantity of asbestos containing floor tile and mastic that needed to be abated and removed was over 14,000 square feet.

To remove the asbestos floor tile and mastic, MACK used a combination of proprietary flooring removal machines that they own in their fleet of asbestos abatement flooring removal equipment. The flooring removal machines have zero emissions and fumes allowing for use in restricted ventilation areas. These machines allowed MACK to easily remove the floor tile and mastic down to the original concrete floor surface without damaging the existing concrete.

The work was completed under negative area in full containment. Due to the fast schedule of the project, MACK employed double shifts to complete the work in less than a week.

The transportation of the removed asbestos floor tile and mastic was in accordance with N.J.A.C. 7:26-3.5(d) and by registered New Jersey solid waste vehicles. ACM was then properly disposed at an EPA licensed landfill.

Finally, all required OSHA air monitoring, notifications, and all required final air testing was conducted.

The project was completed without incident or injury.

The MACK Group, LLC Completes Resurfacing of Ceramic Tile Floor Project

The MACK Group, LLC, a premier concrete surface preparation, floor covering removal and asbestos contractor, recently completed the resurfacing of ceramic tile floor for a commercial client. The project was performed in an active office complex.

The MACK Group, LLC (MACK) was contracted to resurface over 6,000 square feet of ceramic floor tile. The client wanted to have the ceramic tile resurfaced so that the client could reapply new tile over the existing floor rather than removing the existing ceramic tile.

The project had several unique considerations that MACK had to address. The work needed to be completed during off hours so as not to disturb the office activities. In addition, dust free conditions had to be maintained so as not to spread dust throughout the office complex nor into the HVAC systems. In order to meet the project demands, MACK worked off hours and utilized their fleet of concrete resurfacing and grinding machines with HEPA filtration units which produced virtually no dust during operations.

To resurface the ceramic tile floor, MACK used a combination of proprietary flooring removal machines that they own. MACK utilizes the Blastrac system to remove and resurface all types of floor coverings. The advantages of this flooring removal and preparation system are many including time savings, floor surface is left dry and the resurfaced area has excellent bonding characteristics reducing coating failures and maximizing floor life.

Skilled technicians utilized the resurfacing machines along with diamond grinders to complete the resurfacing. The flooring removal machines have zero emissions and fumes allowing for use in restricted ventilation areas. These machines allowed MACK to easily resurface the floor tile in a dust free environment without damaging the existing concrete subfloor.

The Mack Group Provides Nationwide Mold Removal and Remediation Services

The MACK Group, LLC recently completed a large mold and moisture remediation project for a Fortune 500 industrial client. The work was performed in response to moisture infiltration of building components which subsequently produced mold.

The MACK Group, LLC (MACK) was selected to perform the project based on their expert level of mold remediation and removal contractor services, their professional reputation, their attention to safety and schedule as well as their economical approach to mold removal services.

All mold removal work was performed in compliance with all applicable USEPA guidelines as described in the document “Mold Remediation in Schools and Commercial Buildings” and all ancillary OSHA standards pertaining to general contractor work practices. In order to provide minimal disturbance to the client’s on-going operations, work was performed during off hours and weekends.

The mold impact and mold growth was located along the perimeter walls and window wells of the building. These walls and wells were comprised of plaster on wire lathe. It is believed that mold growth resulted from leaks and or condensation from plumbing supplying the wall mounted HVAC systems in the window wells.

The remediation scope of work consisted of: Protection of all floor surfaces used for outside access utilizing 6 mil plastic sheeting and Masonite; Pre-cleaning of the work areas with HEPA vacuums to remove all pre-existing debris from floors, HVAC system covers and other horizontal surfaces; Isolation of the perimeter walls and window wells and venting of the work areas with HEPA filtered air filtration devices; installation of airtight polyethylene critical barriers over HVAC system covers within the window wells; Removal of visible mold growth by light sanding, scraping or use of nylon brushes; Application of a anti-microbial paint to the remediated surfaces; Post-remediation HEPA vacuum cleaning; Successfully passing final inspection and final air clearances.

Waste materials were bagged immediately, sealed and removed after each shift. These bagged materials were placed into covered carts which had to be transported carefully through the building to the waste dumpster. All wastes were properly disposed offsite.

The project was a complete success as it was accomplished on schedule, without injury or incident and within the client’s budget.

Asbestos Contaminated Boiler Room Cleanup Project Completed

The MACK Group, LLC Completes Asbestos Contaminated Boiler Room Cleanup

The MACK Group, LLC recently completed the remediation and cleanup of an asbestos contaminated boiler room in New Jersey. The MACK Group, LLC (MACK) was selected to perform the project based on their expert level of asbestos contractor services, their professional reputation, their attention to safety and schedule as well as their economical approach to asbestos removal services.

Prior to asbestos abatement activities, a 10 day notification was submitted which is a written notification in accordance with 40 CFR 61.145 to 61.155 and N.J.A.C. 7:26-2.12(d) and (e). In addition, the area was properly secured to prevent unauthorized entry and all necessary containment measures were installed.

The boiler room was located at a parking garage in Northern New Jersey and had various amounts of asbestos containing materials (ACM) including insulation and gaskets. Due to poor maintenance, the ACM had become friable and contaminated debris throughout the room. The MACK’s task was to carefully removal and abate all ACM in an expeditious manner. Proper wetting, removal and handling techniques were employed to safely remove the asbestos containing materials. Wetting of all friable ACM and bagging the ACM using poly-wrapping was conducted under negative air conditions.

The transportation of asbestos and ACM was in accordance with N.J.A.C. 7:26-3.5(d) and by registered New Jersey solid waste vehicles. ACM was then properly disposed at a licensed landfill.

The project was a complete success as it was accomplished on schedule, without injury or incident and within the client’s budget.

The MACK Group, LLC Completes Industrial Mold Remediation Project

The MACK Group, LLC recently completed a large mold and moisture remediation project for a Fortune 500 industrial client. The work was performed in response to moisture infiltration of building components which subsequently produced mold. The MACK Group, LLC (MACK) was selected to perform the project based on their expert level of mold remediation and removal contractor services, their professional reputation, their attention to safety and schedule as well as their economical approach to mold removal services.

All mold removal work was performed in compliance with all applicable USEPA guidelines as described in the document “Mold Remediation in Schools and Commercial Buildings” and all ancillary OSHA standards pertaining to general contractor work practices. In order to provide minimal disturbance to the client’s on-going operations, work was performed during off hours and weekends.

The mold impact and mold growth was located along the perimeter walls and window wells of the building. These walls and wells were comprised of plaster on wire lathe. It is believed that mold growth resulted from leaks and or condensation from plumbing supplying the wall mounted HVAC systems in the window wells.

The remediation scope of work consisted of: Protection of all floor surfaces used for outside access utilizing 6 mil plastic sheeting and Masonite; Pre-cleaning of the work areas with HEPA vacuums to remove all pre-existing debris from floors, HVAC system covers and other horizontal surfaces; Isolation of the perimeter walls and window wells and venting of the work areas with HEPA filtered air filtration devices; installation of airtight polyethylene critical barriers over HVAC system covers within the window wells; Removal of visible mold growth by light sanding, scraping or use of nylon brushes; Application of a anti-microbial paint to the remediated surfaces; Post-remediation HEPA vacuum cleaning; Successfully passing final inspection and final air clearances.

Waste materials were bagged immediately, sealed and removed after each shift. These bagged materials were placed into covered carts which had to be transported carefully through the building to the waste dumpster. All wastes were properly disposed offsite.
The project was a complete success as it was accomplished on schedule, without injury or incident and within the client’s budget.

Asbestos professionals are trained in handling asbestos material. The type of professional will depend on the type of product and what needs to be done to correct the problem. You may hire a general asbestos contractor or, in some cases, a professional trained to handle specific products containing asbestos.

Asbestos professionals can conduct home inspections, take samples of suspected material, assess its condition, and advise about what corrections are needed and who is qualified to make these corrections. Once again, material in good condition need not be sampled unless it is likely to be disturbed. Professional correction or abatement contractors repair or remove asbestos materials.

There have been reports of firms incorrectly claiming that asbestos materials in homes must be replaced. In other cases, firms have encouraged unnecessary removals or performed them improperly. The MACK Group, LLC Completes Large Asbestos Removal Project

The MACK Group, LLC recently completed the second and last phase of asbestos abatement removal at a large former battery manufacturing plant in Northern New Jersey.

The MACK Group, LLC (MACK) was selected to perform the project based on their expert level of asbestos contractor services, their professional reputation, their attention to safety and schedule as well as their economical approach to asbestos removal services.

This last phase of the asbestos removal project consisted of the asbestos abatement of numerous types of asbestos containing materials (ACM). ACM consisted of 30,000 sf of VAT, 9,000 lf of pipe insulation, 500 sf of transite panels, and various amounts of boiler insulation and gaskets, mastic, plaster, tar coatings. These asbestos materials were located throughout the facility and required close coordination to make sure all materials were properly remediated.

Prior to asbestos abatement activities, a 10 day notification was submitted which is a written notification of intention to demolish in accordance with 40 CFR 61.145 to 61.155 and N.J.A.C. 7:26-2.12(d) and (e). Proper asbestos wetting, removal and handling techniques were employed to safely remove the materials.

MACK used various techniques to remove the asbestos plaster materials. Wetting of all friable ACM and bagging the ACM using poly-wrapping was one method. Also utilized was the wetting and direct placement in lined (at least 6 mil thick liner) and sealed bulk containers.

To remove the asbestos floor tiles and mastic, MACK used a combination of proprietary flooring removal machines that they own in their fleet of abatement equipment. The flooring removal machines have zero emissions and fumes allowing for use in restricted ventilation areas. These machines allowed MACK to easily remove the floor tile and mastic down to the original concrete floor surface without damaging the existing concrete.

There was also tile under wooden flooring which was also easily removed using these specialized machines and expertly trained personnel.

Transite panels were removed utilizing laborers on manlifts and a Lull. The laborers carefully removed the bolts from the panels and utilizing the Lull were able to lower the panels to the ground on polyethylene sheeting. The transite panels were then wrapped and stacked for offsite disposal.

The transportation of asbestos and ACM was in accordance with N.J.A.C. 7:26-3.5(d) and by registered New Jersey solid waste vehicles. ACM was then properly disposed at a licensed landfill.

The project was a complete success as it was accomplished on schedule, without injury or incident and within the client’s budget.

Evaluating Properties for Presence of PCBs

The following are exerpts from a press release dated December 21, 2007 from The New Jersey Schools Development Authority (SDA)

The New Jersey Schools Development Authority (SDA) is launching an initiative to ensure that its environmental engineering consultants are fully aware of the most current and comprehensive methods of evaluating properties where polychlorinated biphenyls, better known as PCBs, may be present.

The SDA's initiative to heighten awareness of PCB-containing materials and items stems from recent discussions with the U.S. Environmental Protection Agency (EPA) regarding a Consent Agreement and Final Order being finalized between SDA and EPA.

Steps by the SDA are geared toward ensuring that potential sources of PCBs are identified early in a demolition or construction project, that testing and disposal occur promptly after such potential sources are identified, and that the relevant authorities are properly notified of PCB-handling activities in a timely fashion.

Generally, the assessment of PCBs in building materials and fixtures is not a routine practice, nor is it currently required by law. However, the SDA has long required that its environmental consultants evaluate developed properties to identify certain building elements, namely older industrial lighting fixtures and electrical transformers, which are recognized as the most common sources of PCB-containing material.

According to the EPA, more than 1.5 billion pounds of PCBs were produced in the United States before manufacturing ended in the late 1970s. Due to their excellent electrical insulating properties and durability, PCBs were widely used in electrical equipment such as transformers. Use of PCBs was banned upon discovery of various human health effects. In discussions with SDA representatives, EPA inspectors disclosed that they now believe that PCBs might be present in more building materials than previously suspected.

Using EPA's recent PCB Inspection Manual as a comprehensive reference, the SDA is initiating training of its environmental engineering consultants and staff on the proper inspection, identification, notification and disposal practices for PCBs. This training is intended to alert consultants to the potential presence of PCBs in building materials, besides light fixtures and transformers, that are not commonly understood to contain PCBs.

PCBs in Paints - Information and Removal

PCBs (polychlorinated biphenyls) were used in paint formulations as drying oils (resins) and plasticizers or softening agents (liquids).
  • The Environmental Protection Agency (EPA) regulates most PCBs. PCBs in applied dried paint or varnishes are classified as PCB Bulk Product Waste.
  • Ecology regulates PCBs equal to or greater than 100 parts per million as Halogenated Organic Compounds, which are included in the state Persistent Criteria dangerous wastes.

Concrete surfaces and equipment, as well as marine or waterproofing applications, used at Federal installations and in the manufacturing and industrial sectors may have painted surfaces contaminated with PCBs.

PCB in Caulk, which was Commonly Used in Construction Projects Prior to 1977, was Recently Located in Debris from Yorktown School Renovations

With the Environmental Protection Agency (EPA) threatening to unfairly levy backbreaking fines and penalties against the Yorktown Central School District, due to the discovery of PCB-laden caulk in renovation debris at a local school, today, U.S. Senator Charles E. Schumer urged the agency to refrain from imposing any fines. Five years ago, during renovations at the French Hill Elementary School, a piece of caulking debris was privately tested and found positive for polychlorinated biphenyl (PCBs), spurring the district to voluntarily remove large volumes of soil at a cost to taxpayers of $300,000.

Since that time, the EPA has threatened the Yorktown Central School District, without regulatory basis, with additional fines and penalties if it does not test additional caulking in the district for PCBs.

Today, Senator Schumer sent a letter to the EPA calling on it to refrain from threatening unfair fines against the school district and instead to set clear guidelines on removing PCB-laden caulk to assist school districts, like Yorktown, in cleaning up the material.

“The EPA has put the cart before the horse with regard to the Yorktown School District. You can’t follow the rules when the rulebook has not been written yet,” said Senator Schumer, who pointed out that no clear guidelines exist for removing PCB-laden caulk. “Common sense and fairness dictates that the EPA must refrain from imposing any fines against the Yorktown Central School District until it puts in place the necessary regulations for the removal of PCB-laden caulk. To my knowledge, no other school district in the state, or the country, is being asked to do the same.”

More than five years ago, the Yorktown District undertook a renovation project on its French Hill Elementary School. Following requirements and regulations established by the NYS Education Department, tests were conducted on the caulking material on the windows to be removed. Neither asbestos nor lead-containing materials were found, and the windows were disposed of as normal construction debris.

However, after new windows were installed, a local resident tested a piece of caulking debris and found it to contain the carcinogenic toxin, polychlorinated biphenyl (PCBs). The district then voluntarily and proactively removed large volumes of soil at a cost of $300,000, even though the New York State Education Department does not require school districts to identify or remediate PCBs during construction projects and EPA regulations do not speak to the issue.

Despite PCB-laden caulk being commonly used in construction projects prior to 1977, currently the EPA has no regulations on the removal of it. In his letter to EPA Administrator Stephen L. Johnson, Schumer also argued that the Yorktown School District violated no New York State Education Department standard in its handling of the matter. In fact, the Senator contended that the district should be credited for going beyond state requirements in dealing with pre-1977 construction materials.

After being contacted by Westchester County Legislator Michael Kaplowitz, and the Yorktown Central School District, Schumer sent an inquiry to the Environmental Protection Agency in May.

“I am baffled as to what grounds the EPA has for threatening fines,” Schumer continued. “And I am again calling on the EPA to promptly articulate clear, nationwide standards for the removal of PCB-laden caulk.”

PCBs In Building Materials - Information and Removal Options

PCBs are no longer manufactured in the United States.

The Environmental Protection Agency requested information about the use and concentration of PCBs found in certain non-liquid PCB applications or products for the December 6,1994 Proposed rule

The following brief descriptions of non-liquid PCB use information submitted to EPA are taken from pages 69358-69364 [FR Doc. 99-32079]

Insulation (e.g., wool felt, foam rubber and fiberglass) and sound-dampening materials. These materials have been found to contain PCBs at concentrations which exceed 50 ppm. Fiberglass insulation containing PCBs has been found in federally owned buildings at various concentrations. Bulk PCB concentrations were reported to range between <1>

Plastics, small foam rubber and rubber parts, adhesive tape, and insulating materials used in electrical cabling.

Paint formulations

Fluorescent light ballast potting materials

Gaskets in heating, ventilation and air conditioning (HVAC) and other duct systems.

Coatings for ceiling tiles. Ceiling tiles contaminated with PCBs have been found at educational institutions with surface level PCB concentrations at a maximum of 53 ppm.

Flooring and floor wax/sealants.

Roofing and siding materials. This material was manufactured and marketed worldwide as Robertson Protected Metal (RPM) and Galbestos to airlines, railroads, chemical plants, steel mills, mines, industrial/manufacturing facilities, and military facilities.

Caulking and grout. Samples of caulking that have been contaminated with PCBs have been found in a setting previously used as a school at a maximum concentration of 310,000 ppm PCBs

Waterproofing compounds, anti-fouling compounds, and fire retardant coatings.

At one time caulk was manufactured to contain PCBs because they imparted flexibility. PCB-containing caulk was used as a joint sealant in various architectural applications, including around windows, and masonry expansion joints.

It is known that caulk containing polychlorinated biphenyls (PCBs) was used in some buildings, including schools, in the 1950s through the 1970s. Buildings built after 1980 are less likely to contain caulk that contains PCBs.

Caulk is a flexible material used to seal gaps to make windows, masonry and joints in buildings and other structures watertight or airtight. To date it has been found in buildings in the northeastern United States and in joints in concrete water storage basins in the western United States.
